"LIVE WITH CERTAINTY" – SOCIAL PROGRAM OF LONG-TERM RENTAL PROPERTY WITH THE TRANSFER OF OWNERSHIP TO THE LESSEE

The program «Live with certainty» allows low-income and unprotected people to find their own housing. The program is a great solution for people who for various reasons can not get a mortgage from banks (low wages, bad credit history, etc.).

The program is based on a guaranteed long-term lease for a period of 10-20 years. On the expiry of the contract, in case of a good fulfilment of conditions of investment lease payments*, and the responsibilities of taking care of the house, the tenant becomes the full owner of the property. Thus, the program ensures the long-term tenant lease, without the right of termination of the contract by the lessor, and getting rental properties in the property. Naturally, only in case of responsible fulfillment of contractual obligations and the well-timed payment of the investment of the lease.

Investment lease payments – monthly annuity payments, including the classic rent and mortgage to purchase the property, and the proportions of these components vary depending on the amount, that has been already paid, but the total amount of investment is unchanged for the duration of the contract.

The program guarantees long-term lease with the subsequent transfer of ownership of the tenant helps people with limited financial resources to meet one of the main human needs – the need for shelter. Participant of the program can become a citizen of the Czech Republic. Program can work for any family, in case that at least one member is employed. Program priorities – housing families with children and individuals recommended by the Social Protection Service of Czech Republic.

Additional advantages of the program «Live with certainty»

  • Tenant, immediately after the signing of contract, has almost all the rights of owner of the property, with the exception of the right to dispose of property (can not sell, give, bequeath and so on).
  • The lessee may be registered at the rented property and partially offset the lease payments of the amounts of state benefits. Rental value is fixed for the entire term of the contract and can be increased only with a certain level of inflation.
  • Tenant as a full owner participates in decision-making of apartment owners in the building (housing associations).
  • The contract provide flexible lease payments in case of temporary worsening of financial situation of a tenant.

  • Taking care about the renting appartment as about a personal property.
  • Well-timed and full monthly rent and utilities.
  • At least one member of the family, who participate in the program, should be employed (in case of a loss of job, an allowed transition period is 6 months).
